These reviews clearly highlight why tenants increasingly choose keyless self-storage facilities: they value the convenience, security, and modern solutions provided. With smartphone access control and flexible entry hours, tenants enjoy a seamless and efficient storage experience.
Why Operators & Investors Should Care
As already said, self-storage is no longer just about renting space; it’s becoming an increasingly tech-driven industry. For operators, implementing advanced access control systems in self-storage facilities not only makes storage more convenient for tenants, but also improves operational efficiency.
For example, remote management eliminates the need for on-site staff to handle key handovers or grant access manually. Automated access logs enhance security by tracking every entry and exit, reducing the risk of unauthorised access. Digital access also means fewer lost keys and forgotten codes, cutting down on administrative tasks.
For investors, facilities with advanced access technology are seen as more valuable. These innovations attract higher-paying tenants who expect seamless digital experiences, reduce vacancies through better retention, and lower operating costs by minimising staffing needs – ultimately leading to higher returns on investment.
👥 Increased Occupancy & Tenants Retention
In today’s competitive market, self-storage businesses that offer tech-enabled services stand out - that’s not a guess, that’s a fact! Tenants are more likely to choose facilities that provide the convenience they expect, leading to longer lease terms and better retention. More satisfied tenants equate to more occupied units, and innovative features like 24/7 access control can keep customers coming back.
⚙️ Streamlining Operations for Efficiency
Gone are the days of dealing with lost keys and forgotten codes. Modern access control systems simplify operations by reducing paperwork and security risks, allowing operators to focus on business growth.
🔒 Enhanced Security Features
With real-time and remote monitoring, facility managers can instantly identify unauthorised access attempts and respond swiftly, reducing the risk of theft or break-ins. Such a one-off incident can not only cost a company its reputation, but can, in the worst case scenario, determine its existence or non-existence. as trust is hard to build but easy to lose.
The use of digital logs, biometric verification, and integrated CCTV systems ensures that only authorised individuals can access storage units, providing an additional layer of protection. CCTV cameras offer continuous surveillance, capturing footage that can be reviewed in case of suspicious activity, further deterring potential criminal behaviour. Additionally, these systems can send instant alerts to operators in case of any unusual activity, providing proactive security management and peace of mind for both operators and tenants.
📈 Revenue Growth & Premium Pricing
While there may be an initial investment in implementing smart access systems, the long-term ROI is undeniable. Facilities offering 24/7 access and mobile entry can command higher rents by providing premium features that enhance the tenant experience. These upgrades lead to greater customer satisfaction, improved retention, and increased revenue over time – trust us!
A recent survey with our international clients revealed a 30% ROI from smart access technology within the first year, and these returns are expected to increase as operational efficiency and tenant satisfaction continue to improve. 🚀
💎 Higher Property Value
It has been known for more than a decade that implementing smart technology is a proven way to increase the value of facility assets, including those in the self-storage industry. Properties with advanced systems are seen as premium assets, attracting greater demand from both tenants and investors - and there is clearly high interest from both groups.
In its interactive article Inteligent Buildings, Smart Buildings JILL notes that the integration of smart technology improves security, convenience and operational efficiency, directly increasing the value of the property.
The self-storage industry is no exception. According to the Self-Storage Association (SSA UK), self-storage facilities with smartphone-based access control can generate higher rental income, as tenants are willing to pay more for increased security and seamless access.
Eliminating the Pain Points of Traditional Storage Access
Traditional self-storage facilities come with inherent inefficiencies. Physical keys can be lost or copied. This not only incurs additional costs but is also dangerous in terms of security. PIN codes are often shared and lack traceability. And perhaps most frustratingly, limited access hours don’t align with the flexible lifestyles of today’s digital natives.
Smart access technology eliminates these pain points by offering:
-
Keyless, app-based entry
Tenants can access storage units using their smartphones, eliminating the need of using keys or getting them lost or in worst case stolen. The app provides 24/7 access control for self-storage units, offering seamless, on-demand access for ultimate convenience, allowing tenants to manage their storage needs anytime, anywhere.
-
Remote Control & Access Sharing
Remote access control for self-storage facilities allows operators to grant, revoke, or share digital access instantly, enhancing both security and operational efficiency.
Tenants can also share access with family or employees, making it easier to manage multiple users without the need for physical keys.
-
Customisable Permissions
Operators can assign different access levels to various users, ensuring that tenants enjoy flexible and secure storage solutions. This allows businesses or families sharing storage space to control who has access and when.
-
Real-Time Monitoring & Analytics
Facility managers can monitor who is accessing storage units, ensuring better security and reducing liability risks. With real-time alerts and insights, operators can easily track access patterns and maintain a high level of security at all times.
-
Offline Capability
During internet or power outages, security in self-storage must remain uninterrupted. Access control solution should continue functioning seamlessly. For example, Sensorberg ensures access for up to 48 hours without internet, allowing Bluetooth-enabled use and independent operation even if the cloud is temporarily down.
What Is the Role of UX/UI in Smart Access Adoption?
Smart self storage access control systems must be intuitive. The design of the system plays a critical role in ensuring users enjoy a seamless experience. The balance between security and ease of use is key to successful adoption.
We asked Sensorberg’s UX/UI design team for their insights on creating a smooth user experience in smart access.
What are the key UX/UI challenges in designing smart access control for self storage, and how to overcome them?
Designing a smart access system requires looking beyond the screen to the entire user journey. Users interact with the app in various contexts – often while moving or carrying items – so minimising cognitive load is crucial. The challenge is ensuring a seamless experience across the entire IoT ecosystem that our solution entails (i.e. the mobile app, installed access hardware on site, and backend systems), while providing clear, context-aware guidance if issues arise.
Accessibility and inclusion are also key; intuitive interfaces with minimal friction and clear feedback help accommodate users of all tech backgrounds and abilities. Continuous user testing, interviews, and on-site observations help us refine the experience and quickly iterate based on real-world insights.
How do you balance security and usability without burdening users with excessive authentication?
Obviously, in access control systems, security is key priority. We want to communicate to the user that our solution is safe and secure while still providing an effortless and smooth user experience. We have to ensure that authentication steps are clear and quick while still maintaining protection. Users should always feel in control, with transparency about their access without being overwhelmed by excessive security measures. Thoughtful design choices, like reducing cognitive load and simplifying necessary actions, help create a secure but frictionless experience.
We aim to provide a concept of layered security; meaning having a default set of multiple security features that we can continuously expand. Part of it can be customised by the user; i.e. our biometric app lock feature.
